Flat roof surveys in Seething Wells: local notes

Within a mile and a half or so of Seething Wells there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Historic houses such as Hampton Court Palace, about 1.3 miles north-west, show how far back building in the area around Seething Wells goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Take a building like Maple Infants' School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. The streets around a church such as St Andrew's Church are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Flat roof survey in Seething Wells: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey GRP fibreglass, mastic asphalt and felt flat roofs, and common reasons people get in touch are upstands pulling away from walls and dips that suggest the deck is deflecting.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Seething Wells, the roof above may belong to the building rather than one flat.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Seething Wells questions

Can you look at the flat roof of a hotel or office near Seething Wells?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.

Will parking be an issue for a roof survey in Seething Wells?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for a small flat roof at home, and longer for a large commercial one. For a visit in Seething Wells, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Why act early in Seething Wells

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Different roofs, different checks

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Signs you need a flat roof survey in Seething Wells

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

We’re often asked to look at:

  • Leaks around rooflights
  • Loose or cracked edge trims
  • Failed upstands where the roof meets a wall
  • Blistering in felt or asphalt

Hotels and guest houses near Seething Wells can’t easily close rooms for a leak.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • What exactly goes into their report
  • Which parts of the roof they’ll actually see
  • What they will not be able to tell you

What to expect from a roof survey

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
