About our pre-purchase roof survey in Seething Wells

Buyers in Seething Wells and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or email us. We survey flat-roofed extensions and dormers, chimney stacks and natural slate, and common reasons people get in touch are blistered or split felt on a flat roof and patch repairs that may hide an ongoing problem.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Seething Wells, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Seething Wells runs like any other.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Seething Wells questions

Will parking be an issue for a roof survey in Seething Wells?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Is my home in Seething Wells listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Do you cover Seething Wells?

Yes, we do. We carry out pre-purchase roof surveys in Seething Wells.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Useful tips for Seething Wells property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Let us know your exchange date when booking
  • Ask whether there are papers for past roof work
  • Give your solicitor a copy of the report
  • Ask when the roof was last worked on

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Common roof problems in Seething Wells

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Look out for signs like these:

  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split
  • Chimney mortar that has eroded
  • Signs of past leaks inside the loft

As a London address, Seething Wells can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

Before you book anyone

  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

What a pre-purchase roof survey doesn’t cover

It is useful to know what a survey won’t do before you book:

  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A valuation or a promise of a lower price

How we price pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
