Pre-purchase roof survey in Surbiton Park
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’re worried about ponding, blisters or splits on a flat roof and gutters choked with leaves and moss, a survey will tell you what’s going on, on gutters and downpipes, natural slate and lead flashings and valleys alike.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Surbiton Park might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

How the survey changes by roof type
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Signs you need a pre-purchase roof survey in Surbiton Park
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses.
Look out for signs like these:
- Slates or tiles that have slipped or gone
- Blocked or leaking gutters
- Chimney mortar that has eroded
- Signs of past leaks inside the loft
For a London address like Surbiton Park, it helps to know about controlled parking before the day, along with any off-street space.
Before you book any roof surveyor
- Is there a chance to talk the report through?
- What experience they bring
- Whether the loft is part of the inspection

Pre-purchase roof surveys around Surbiton Park
About 1.4 miles west lies Hampton Court Palace, a reminder of how long the area around Surbiton Park has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Surbiton Park is one of them, bay roofs, hips and later dormers each have their own details. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
If you own a rental within reach of Surbiton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as St John's Church, the roof may have had decades of patch repairs, and the survey shows where they are.

How we price pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What we need to know
We will usually ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- Dates you are working to, such as exchange
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email.
Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Ask for loft access on the day
- Watch for stains or fresh paint on ceilings below the roof
- Mention any deadline when you get in touch
- Do not leave it until just before exchange
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.
Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Faults hidden behind ceilings, boards or coverings
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Questions from Surbiton Park
Is parking a problem for a survey in Surbiton Park?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Can you fly a drone over a roof in Surbiton Park?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or heavy rain.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes about one to two hours at a typical house, with time for the loft where it can be reached. London terraces rarely offer a view of the whole roof from one spot, so a visit in Surbiton Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Keep pets in another room
- If the roof is shared, arrange access with whoever manages the building
- Make sure we can get to the back of the property
