Pre-purchase roof survey in Weston Green

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. Common reasons to book are bitumen or mortar used in place of proper repairs and gutters that overflow or drip at the joints, across clay and concrete tiles, natural slate and the roof space.

For a small place like Weston Green, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours at most homes, and about three to four hours for a commercial roof. Around Weston Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Common questions in Weston Green

Does a conservation area affect roof work in Weston Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Weston Green?

We do. Every survey there gets the same written report with photographs.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Surveys for landlords and agents in Weston Green

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

How the survey changes by roof type

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Notice patches of new decoration in top-floor rooms
  • Ask who repairs the roof under the lease
  • Let us know your timetable
  • Find out whether the roof has been replaced or patched

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • Which survey package you book

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What to tell us when you get in touch

These details help when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date

When you’re ready to go ahead, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
