About our roof survey in Molesey

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed condensation or damp timbers in the loft and gaps in the roof where coverings have gone, we can find out what’s behind it, on natural slate, the roof space and lead flashings alike.

Around Molesey, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, depending on how many separate roofs there are. You are welcome to ask questions while we are there. Homes around Molesey often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • The size of the roof
  • House, block, shop or office
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage

We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or email us.

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Why get it checked now?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. On a bungalow or cottage around Molesey, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a roof survey looks like in Molesey

The wider area around Molesey has a long history of building, with Hampton Court Palace about 0.9 miles north-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like The Orchard Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Cigarette Island Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Hampton Court station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Molesey questions

Is my home in Molesey listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Molesey within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey is not a structural engineer’s report.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
