Roof survey in Hersham

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about slates or tiles that have slipped or broken and worn or blocked valleys, we can find out what’s behind it.

In a smaller place like Hersham, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Keep the report with your property records
  • Check the roof from ground level after storms
  • Clear the loft hatch area before we arrive
  • Mention any damp patches when booking

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for a house, and longer for a large or complex roof. In a smaller place like Hersham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

Roof surveys around Hersham

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With The Homewood about 1.4 miles south-east, the area around Hersham has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Take an older house close to Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Hersham is about 1 mile south of Walton-on-Thames, in Surrey. Wherever you are in Hersham, we can come and survey your property. Hersham is one of the places in Surrey where we work for roof surveys. Guildford is in our area too.

What we cannot see

In fairness, there are limits to any roof survey:

  • How the roof will behave in every kind of weather
  • Structural calculations (that’s a structural engineer’s job)
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Ridges, hips and valleys

What we are asked to look at in Hersham

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that frequently lead to a survey include:

  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain
  • Flashings that have come away from the wall
  • Cracked mortar along the ridge

Homes near green spaces such as West End Common can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • How they plan to inspect the roof safely
  • What’s outside the scope of the survey
  • How much experience they have with roofs like yours
  • When you will get the report

FAQs for Hersham

Do you survey roofs for landlords with property near Walton-On-Thames station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Will you come out to Hersham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a report with photographs and recommendations.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long will you be at the property?

On site, it typically takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Why it’s worth a survey now in Hersham

Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Homes in smaller places like Hersham can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
