Drone roof survey in St George's Hill: what you get

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. If you are worried about lifted or split lead flashings and blistered or cracked flat roof coverings, we can find out what’s behind it, whatever the roof.

In smaller places like St George's Hill, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from the ground.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The underside of the roof (that needs an inside check)
  • Close-up photos of next door’s property
  • Flights in high wind or heavy rain

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • Tall and steep roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a drone roof survey looks like in St George's Hill

Byfleet Manor, about 2.2 miles south, is one of the historic houses in the wider area around St George's Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

For an older house near a landmark like United Reform Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. For hotels and guest houses around St George's Hill, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes an hour or two at a house, including the airspace and weather checks before take-off. For a survey in St George's Hill, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Advice

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Expect us to rearrange if it’s too windy or wet
  • Book early if you’re near an airport
  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too

There’s a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Signs you need a drone roof survey in St George's Hill

Large roofs take a long time to see on foot. A drone can photograph a large roof methodically. You see the whole roof, not just the parts near an access point.

We’re frequently asked to look at:

  • Ponding and splits on a high flat roof
  • Gaps where slates or tiles have gone
  • Chimney tops in poor condition
  • Moss and weeds taking hold up top

Take a building like Manby Lodge Infant School: a view from above covers a wide roof far faster than walking it.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Their report turnaround times
  • What the survey won’t cover
  • Their drone registration, if they fly one

FAQs for St George's Hill

Are there drone restrictions around St George's Hill?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Is St George's Hill within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long is the visit?

It usually takes between one and two hours at a house, including the airspace and weather checks before take-off. You will then get the report by email, on the timescale of your package.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.
