Roof surveys across KT24: what to expect
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at blocked, sagging or leaking gutters and ridge tiles that have lifted or moved, on ridges, hips and valleys, clay and concrete tiles and lead flashings.
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across KT24
In KT24, our roof surveys work takes in owners, landlords and managing agents, in East Horsley, West Horsley and Little Bookham and well beyond. Every report comes with photos and written recommendations.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In KT24, as elsewhere, exposed details are where damage shows first.
East Horsley: If you live near a park like The Forest and the Highlands, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For site and facilities teams at buildings like The Raleigh School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Why act early?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time.
Questions to ask before booking
- Whether VAT is added on top
- Which viewpoints they use to see the roof
- How long the report takes to arrive
- Are they insured for the work?
What a survey does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Faults hidden behind ceilings or boarding
- Asbestos testing of any kind
- The condition of the rest of the building (that’s a RICS home survey)
Surveys for landlords and agents in KT24
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Common roof problems in KT24
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
Signs worth acting on include:
- Cracked mortar along the ridge
- Slipped, cracked or missing slates and tiles
- Lifted, split or missing lead flashings
- Leaning or weathered chimney stacks
Prices for roof surveys in KT24
When we price a survey, we consider:
- How many separate roofs there are, like extensions, dormers and garages
- Roof area
- Height and safe access
- If the survey needs thermal imaging or a drone
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
Booking your survey
Before you get in touch, it’s useful to have:
- What made you get in touch
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
- Dates you are working to, such as exchange
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
KT24: your questions answered
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Will you climb onto the roof?
Only when it’s safe. We also use views from the ground, windows and the roof space.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
