Roof surveys for homes and businesses in West Horsley

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Typical surveys look at ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, on natural slate, chimney stacks and clay and concrete tiles.

In a smaller place like West Horsley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why act early in West Horsley

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can frequently spot it sooner. In a smaller place like West Horsley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • Surveys on weekdays and at weekends
  • Thermal imaging and drone inspection where they help
  • Drone flown under a CAA Flyer ID and Operator ID
  • More than 5,000 surveys completed

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the roof structure meets design loads
  • A promise that the roof will not leak in future
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and does not.

What a roof survey looks like in West Horsley

With Hatchlands Park about 1.6 miles south-west, West Horsley sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park such as The Forest and the Highlands, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as The Raleigh School, a written record of a large roof helps plan work for the holidays rather than in term time.

What we’re asked to look at in West Horsley

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

Things that frequently lead to a survey include:

  • Valley linings that have cracked or split
  • Cracked or blistered flat roof coverings
  • Slates or tiles that have slipped or broken
  • Crumbling chimney pointing or cracked flaunching

Take an older house close to Church of St Mary the Virgin: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?

What a roof survey includes

Before and after the survey

These tips come from what we see on roofs every week:

  • Clear the loft hatch area before we arrive
  • Let us know about any leaks or stains you’ve seen
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Common questions in West Horsley

Do you cover smaller places like West Horsley?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in West Horsley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for a house, and more on a big or complicated roof. A visit to West Horsley is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.
