Roof leak investigations in East Horsley

About our roof leak investigation in East Horsley

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey rooflights and dormers, flat roof details and the roof space, and people most frequently book us about drips from nail tips in a cold loft and wet patches on loft insulation.

Older cottages and houses around East Horsley may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Signs you need a roof leak investigation in East Horsley

A chimney stack has plenty of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

Look out for signs like these:

  • Water that shows only in certain storms
  • Wet patches high on an inside wall
  • Drips from nail tips in a cold loft
  • Water through the ceiling under a flat roof

The streets around a church such as Church of St Martin are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Before you book any roof surveyor

  • Are they insured for the work?
  • Is VAT included in the price?
  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Roof leak investigations around East Horsley

With Hatchlands Park about 2.3 miles south-west, East Horsley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building like The Raleigh School, on a building that size, finding the source of a drip means looking well beyond the stain. If you live near a park like The Forest and the Highlands, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

East Horsley is about 5 miles west of Leatherhead, in Surrey. In East Horsley, as across Surrey, every roof gets the same careful survey. We cover towns and villages across Surrey, from the larger towns to small villages. For surveys nearby, see our Guildford page.

What we look for on each type of roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Finding where the water is getting in should follow right away. In a smaller place like East Horsley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

East Horsley: your questions answered

Does a conservation area affect roof work in East Horsley?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like East Horsley?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

What should I do before you arrive?

Check the loft can be reached. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Can you find a leak when it isn’t raining?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Being in a smaller place like East Horsley does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Tell us about any past repairs to the roof
  • Let us know if there are tanks or pipes in the loft
  • Photograph the stain each time it appears
  • Record whether it leaks in every downpour or only some

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
