Roof leak investigations in Ripley

Roof leak investigation in Ripley

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. We survey the roof space, slate and tile slopes and rooflights and dormers, and common reasons people get in touch are leaks at a dormer or roof window and a leak that comes and goes with the weather.

Being in a small place like Ripley makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Leaks and storm damage in Ripley

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the roof type helps narrow down where water may be getting in. About 2.6 miles north-east lies Byfleet Manor, a reminder of how long the area around Ripley has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near The Peacocks, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For landlords with property near Clandon station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Ripley Court School, a leak through a large roof is frequently found some distance from where the water shows inside.

Ripley: your questions answered

Do you carry out roof surveys in Ripley?

Yes, Ripley is one of the places we work. The survey and report are the same in Ripley as anywhere else.

Will you come out to Ripley?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Photograph the stain each time it appears
  • Keep water away from lights and sockets
  • Make sure the loft is accessible
  • Note the weather when the leak shows

Once the work is done, hold on to the report. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

Don’t block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Ripley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Keep pets in another room
  • If you’re buying, let the agent know when we are coming
  • For flats, make sure roof access has been agreed

Advice

What happens if roof problems are left?

Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Outbuildings and barns around Ripley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we look for on each type of roof

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

What a roof leak investigation doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Plumbing leaks that look like roof leaks
  • Defects hidden under coverings or inside walls without opening up
