Pre-purchase roof survey in Ripley

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey gutters and downpipes, clay and concrete tiles and the roof space, and people most often book us about ponding, blisters or splits on a flat roof and cracked flaunching or crumbling chimney pointing.

Being in a small place like Ripley makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Common questions in Ripley

Do you cover Ripley?

We do. The survey and report are the same in Ripley as anywhere else.

Do you cover smaller places like Ripley?

Yes. Ripley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Landlords, agents and block managers in Ripley

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Ripley, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Common roof problems in Ripley

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

These are some of the problems a survey can pick up:

  • Standing water on a flat extension roof
  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split
  • Old water stains in the roof space

If you own one of the older houses in the streets near Church of St Mary Magdalen, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before booking

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection
  • Their insurance cover

What to expect from a roof survey

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Ask the seller about past roof repairs
  • Look for fresh paint on upstairs ceilings at viewings
  • Share the report with your solicitor
  • Ask for any paperwork for recent roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

How we price pre-purchase roof surveys

A few things affect what a survey costs:

  • Height and safe access
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

You don’t need to know any roofing terms. It is enough to let us know:

  • Any photos you have, taken from the ground or a window
  • What made you get in touch
  • Your postcode, so we can check access and travel
  • The type of building and roof, like pitched or flat

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.
