Need a pre-purchase roof survey in Albury?

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. Older roofs in small places like Albury can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

Advice

About our pre-purchase roof survey in Albury

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. If you’ve noticed gutters that overflow or drip at the joints and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on.

In a village or hamlet like Albury, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What affects the price in Albury

Our packages start from £150, with VAT included. The price for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

What helps most when you contact us:

  • The type of building and roof, such as pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

How the survey changes by roof type

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Your questions about pre-purchase roof surveys in Albury

Is Albury in the area you cover?

Yes, Albury is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Albury?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Is a roof survey worth having alongside a home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

What a pre-purchase roof survey looks like in Albury

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Landlords with a home close to Chilworth station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. With Chilworth Manor about 1.5 miles west, the area around Albury has a long history. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Ask whether there are papers for past roof work
  • Notice patches of new decoration in top-floor rooms
  • Mention any deadline when you contact us
  • Pass the findings to your conveyancer

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
