Pre-purchase roof survey in Albury Heath: what you get

If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you’re worried about a ridge or slope that dips and gutters that overflow or drip at the joints, a survey will tell you what’s going on.

Some older homes in villages like Albury Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

A little information up front helps. It helps to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • When you need the report by

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

What happens on the day

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Albury Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Local roofs and buyers in Albury Heath

The wider area around Albury Heath has a long history of building, with Chilworth Manor about 2.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Gomshall station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If yours is one of the older homes in the streets near Old St Peter and St Paul's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. Around Albury Heath, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before you book.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Ask for any paperwork for recent roof work
  • Pass the findings to your conveyancer
  • Notice patches of new decoration in top-floor rooms
  • For a flat, check who is responsible for the roof

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof
  • Whether the price should change, which is between you and the seller

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Gutters and downpipes

Albury Heath questions

Is my home in Albury Heath listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Albury Heath within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does the survey visit take?

On site, it usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
