Shere questions

Is my home in Shere listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Shere?

Yes. We work right across London and the South East, and Shere is part of that. Just phone 07833 053749 or use the contact form and tell us about the property.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Pre-purchase roof survey in Shere: what you get

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you are worried about old water stains in the roof space and sagging ridge lines or uneven roof slopes, we can find out what’s behind it.

Some older homes in villages like Shere are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What a survey costs

A few things affect what a survey costs:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The roof’s overall size

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.

What we need to know

We will usually ask about:

  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from ground level or a window

You can call us seven days a week. To book or ask a question, call 07833 053749 or drop us an email.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Shere, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Let us know about parking near the property
  • Keep pets inside or away from the areas we are looking at
  • Check the loft hatch can be reached

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • A structural engineer’s report
  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Older and listed buildings around Shere may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What you get with us

  • Thermal imaging and drones used where they help
  • Photos and a written report every time
  • Over 20 years’ experience
  • Independent findings on the roof’s condition

Surveys for landlords and agents in Shere

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Letting agents and landlords in Shere book surveys as well as householders. A report with photos gives you a clear record of the roof.

Useful tips for Shere property owners

Over many surveys, some simple habits stand out:

  • Ask the seller about past roof repairs
  • Check the lease for roof repair responsibilities
  • Look for fresh paint on upstairs ceilings at viewings
  • Pass the findings to your conveyancer

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

Local roofs and buyers in Shere

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. For a purchase or a newly finished roof, the materials decide which details matter most. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to The Church of St James: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Gomshall station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Hatchlands Park lies about 2.6 miles north, so building around Shere goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
