How a gutter survey works in Shere

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We survey downpipes, valley gutters and fascias and soffits, and the problems we are asked to look at most are gutters packed with leaves or moss and rotten fascias or stained soffits.

Some older homes in villages like Shere are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What affects the cost of gutter surveys

All our prices include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What to tell us when you contact us

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Dates you’re working to, like exchange
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Shere, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

What we cannot see

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Confirming asbestos in older rainwater goods
  • Gutters out of sight from every safe vantage point
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Get the gutters cleaned out every year
  • Have overhanging branches cut back
  • Watch the gutters during heavy rain
  • Do not climb a ladder to look in the gutters

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.

Shere questions

How do I find out if my home in Shere is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Shere?

Yes, Shere is on our map. Villages and rural addresses get the same survey as a town house.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show.

How do I arrange a gutter survey in Shere?

Just ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.

Common roof problems in Shere

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey can pick up problems such as:

  • Leaks at the gutter joints
  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge
  • Overflowing valley or parapet gutters

For an older house near a landmark like The Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

  • When you will get the report
  • Their drone registration, if they fly one
  • Their insurance cover
  • Which viewpoints they use to see the roof

What a good roof survey covers

Shere homes and their roofs

With Hatchlands Park about 2.6 miles north, Shere sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Living close to Colekitchen Down is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Shere CofE Aided Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Why act early in Shere

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. For older village homes like those around Shere, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
