When to book a survey in Shere

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Look out for signs like these:

  • Water marks that spread in wet weather
  • Damp walls below an overflowing gutter
  • Water coming in around a roof light or dormer
  • Condensation that looks like a leak

If you live in an older home near The Church of St James, lead flashings, valleys and old chimneys are typical places for water to get in.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives
  • What exactly goes into their report

What to expect from a roof survey

Roof leak investigation in Shere

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed wet patches on loft insulation and damp walls below an overflowing gutter, a survey will tell you what’s going on, whatever the roof.

Roofs in small places like Shere frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Shere can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Different roofs, different checks

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Surveys for landlords and agents in Shere

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Wind, rain and roofs in Shere

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the roof type helps narrow down where water may be getting in. Hatchlands Park, about 2.6 miles north, is one of the historic houses in the wider area around Shere. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Shere CofE Aided Infant School: on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Gomshall station, a clear finding on where water gets in helps you brief a roofer right away.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A promise to find every leak on a single visit

Shere: your questions answered

Will you come out to Shere?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I find out if my home in Shere is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when booking and we’ll explain what’s needed.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
