How a roof leak investigation works in Hoe

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. If you’re worried about drips in the loft during heavy rain and condensation that looks like a leak, we can find out what’s behind it, whatever the roof.

Roofs in small places like Hoe often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Roof by roof

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause.

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Unused flues with open pots can let rain straight in.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • Putting the leak right
  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What we look at

  • Valleys and parapet gutters
  • Flat roof details
  • Lead flashings
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks

Hoe questions

Is my home in Hoe listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Hoe?

Yes, Hoe is one of the places we work. The survey and report are the same in Hoe as anywhere else, and visits run on weekdays and weekends.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Hoe can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Advice

When to book a survey in Hoe

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Signs worth acting on include:

  • Damp walls below an overflowing gutter
  • Water that shows only in certain storms
  • Damp on a chimney breast
  • Stains around a skylight

Trees in and around Colekitchen Down shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

  • What happens after the report arrives

Useful tips for Hoe property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Catch drips in a bucket and protect the floor
  • Let us know if there are tanks or pipes in the loft
  • Don’t climb onto the roof to look
  • Clear the loft hatch so we can get in

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Wind, rain and roofs in Hoe

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts. The wider area around Hoe has a long history of building, with Hatchlands Park about 4 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Gomshall station, tracing a leak quickly matters when a tenant is living with it. Take an older house close to Church of St Mark: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
