Hoe Chimney Survey
Know where you stand with the chimney stack before you spend money on it. We carry out chimney surveys in Hoe, with photographs and a clear written report.
- A stack that appears to lean
- Unused flues sealed without airflow
- Lifted or split lead flashings
What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Hoe, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Clear the way to the loft hatch
- Mention any parking restrictions on your street

Chimney survey in Hoe: what you get
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We survey lead flashings, brick chimney stacks and flaunching, and people most frequently book us about staining on walls around the chimney and flashings pulling away from the stack.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Older cottages and farmhouses around Hoe can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Every price we give includes VAT. Chimney survey starts from £150, including VAT. We confirm the exact price before booking.

What a chimney survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack

FAQs for Hoe
How do I find out if my home in Hoe is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Gomshall station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
What should I do with a chimney I do not use?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.
Landlords, agents and block managers in Hoe
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Do you need a chimney survey in Hoe?
Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
Problems we come across often include:
- Signs that a stack is leaning
- Redundant stacks capped without ventilation
- Frost-damaged brickwork on the stack
- Eroded joints in the brickwork
Landlords with a home close to Gomshall station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- Will the report include photos?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What’s outside the scope of the survey
- Whether the price includes VAT
Chimney surveys in Hoe: local notes
The wider area around Hoe has a long history of building, with Hatchlands Park about 4 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For an older house near a landmark like Church of St Mark, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Colekitchen Down is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
