About our chimney survey in Little London

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and the problems we’re asked to look at most are eroded joints in the brickwork and damaged chimney pots and cowls.

In a village or hamlet like Little London, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we’re asked to look at in Little London

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

A survey can pick up problems like:

  • Staining on walls around the chimney
  • Disused chimneys trapping moisture
  • Flashings pulling away from the stack
  • Flaunching that has broken away

If you let a flat or house near Gomshall station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their track record with similar roofs
  • Whether the roof space is looked at, where there is one
  • How soon the report will arrive

What to expect from a roof survey

Leave it or get it looked at?

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. For an older or listed building in a place like Little London, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Chimney survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look at the chimneys with binoculars after a storm
  • Check fixings on the stack are secure
  • Use a Gas Safe registered engineer for gas appliances
  • Never climb onto the roof to look at a chimney

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Little London homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Chilworth Manor about 2.5 miles west, Little London sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Trees in and around Colekitchen Down shed leaves that can end up in nearby gutters. Anyone responsible for a site like Shere CofE Aided Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Little London questions

Do you survey roofs for landlords with property near Gomshall station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.

Is Little London within the area you cover?

Yes, Little London is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or send us an email.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Different roofs, different checks

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Little London, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.
