What electronic leak detection looks like in Little London

Historic houses such as Chilworth Manor, about 2.5 miles west, show how far back building in the area around Little London goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings such as Shere CofE Aided Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Gomshall station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

About our electronic leak detection in Little London

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We survey liquid-applied waterproofing, commercial flat roofs and roof terraces and balconies, and common reasons people get in touch are leaks showing away from the breach and water coming in under a flat roof.

Flat roofs on exposed homes in small places like Little London take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

When to book a survey in Little London

Roofs covered with paving, ballast or planting hide the membrane. Electronic methods can help on some of these roofs, depending on the build-up.

A survey makes sense if you’ve noticed:

  • Waterproofing to test before it’s covered
  • Leaks showing away from the breach
  • Punctures from foot traffic or tools
  • Breaches hidden under paving or planting

For an older house near a landmark such as Old St Peter and St Paul's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Before booking any roof surveyor

  • Whether you get a written report with photos
  • How soon the report will arrive
  • Whether the inside of the roof is included
  • Are they insured for the work?

What a roof survey includes

Roof by roof

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible, depending on the build-up.

Questions from Little London

Do you cover smaller places like Little London?

Yes. Little London is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Little London is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How do you choose the testing method?

The method is chosen to suit the roof. Low-voltage testing typically needs a wet surface and high-voltage methods need the membrane dry and exposed.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How we price electronic leak detection

Prices always include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access
  • Roof area

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • What made you get in touch
  • Dates you are working to, such as exchange
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Avoid repeated repairs without finding the cause
  • Note where leaks show inside and when
  • Share any drawings of the roof
  • Act on new leaks promptly

If anything in the report isn’t clear, ask us. We can talk you through the findings.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take a length of time set by the roof’s area and construction, which we set out in the quote. In a small place like Little London, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked
  • If you’re buying, let the agent know when we’re coming
