When to book a survey in Little London

Debris left behind is common after roof work. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

Look out for signs like these:

  • Signs of condensation in the roof space
  • Poorly finished verges
  • Tiles or slates sitting out of line
  • Offcuts and broken tiles left behind

The streets around a church like Old St Peter and St Paul's Church are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to check before booking

  • What follow-up you get after the report
  • Their drone registration, if they fly one
  • When you’ll get the report
  • How long they’ve been surveying roofs

What a roof survey includes

How new roof snagging works in Little London

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If that’s passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. You get a written list of snags with photos, ready to pass on in good time. If you are worried about vents that weren’t fitted or are covered and loose flashings at walls or chimneys, a survey will tell you what’s going on.

Being in a small place like Little London makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

We keep jargon out of it: where something needs attention, it says so plainly.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Roof by roof

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are looked at where visible.

New roof snagging in Little London: local notes

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 2.5 miles west lies Chilworth Manor, a reminder of how long the area around Little London has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Landlords with a home close to Gomshall station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Common questions in Little London

Is my home in Little London listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Little London in the area you cover?

Yes. Our area covers London and South East England, and Little London is part of that. You can ring 07833 053749 or email us with the address and some details.

What’s the price of a snagging inspection?

New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or drop us an email.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What happens on the day

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Around Little London, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

How to book

  • Repair costs for putting snags right
  • Details hidden from sight

What affects the cost of new roof snagging

To price your survey, we check:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • The type of building and roof, like pitched or flat
