New roof snagging in Albury Heath: what you get
Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. If you’ve noticed cracked lower roofs or marked walls after the work and gaps at new flashings, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Albury Heath, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Checking the roof from the ground
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What affects the cost of new roof snagging
To price your survey, we check:
- The number of roofs, including extensions and garages
- How big the roof is
- The type of building, from a house to a block or an office
- Height and safe access
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before booking.
Getting in touch
A little information up front helps. Please include:
- What made you get in touch
- Your timetable, like an exchange date
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
Albury Heath questions
How do I find out if my home in Albury Heath is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Albury Heath?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How much time does a snagging visit need?
It typically takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We will give you an idea when you book.
What does a new roof inspection include?
All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is checked where there’s safe access and check for damage left by the job.
How soon after the work should I book a snagging inspection?
Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.
What does a new roof inspection cost?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or drop us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What we look for on each type of roof
Valleys
Lead or other valley linings should be laid and lapped neatly where they can be seen.
Flashings
Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Albury Heath, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a photo-illustrated written report.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Check the loft hatch can be reached
- Keep pets out of the way during the survey
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
