Roof surveys around Hoe

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Gomshall station, the gap between tenancies is a good time to have the roof looked at. Historic houses like Hatchlands Park, about 4 miles north, show how far back building around Hoe goes. On a period home nearby, the survey separates sound original work from tired later repairs. Homes near green spaces such as Colekitchen Down can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Hoe is about 5 miles west of Dorking, in Surrey. Hoe gets the same service as everywhere else we work: a close look at what can be seen safely, photos and a clear written report. We cover towns and villages across Surrey. There’s also a page for Guildford.

Larger places within reach include Guildford (7 miles north-west), Woking (10 miles north-west), Camberley (15 miles north-west), Epsom (12 miles north-east), Horley (12 miles east) and Redhill (12 miles east).

Roof survey in Hoe: what you get

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. Common reasons to book are loose ridge or hip tiles and water stains on rafters and ceiling joists, across natural slate, lead flashings and clay and concrete tiles.

Some older homes in villages like Hoe are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Your questions about roof surveys in Hoe

Does a conservation area affect roof work in Hoe?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Gomshall station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How long does the visit take?

The visit normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

How much does a roof survey cost in Hoe?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

How do I book a survey in Hoe?

It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof. Surveys run on weekdays and at weekends.

Can you survey at the weekend?

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Do not climb onto the roof yourself
  • Have details of recent roof work to hand
  • Keep a record of damp patches and dates
  • File the report with your home documents

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two at most homes, or half a day or so for a commercial building. Somewhere like Hoe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
