What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space

  • Lead flashings

  • Ridges, hips and valleys

  • Flat roofs

How a roof survey works in Abinger

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, natural slate and the roof space, and common reasons people get in touch are blocked, sagging or leaking gutters and valley linings that have cracked or split.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like Abinger needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

Abinger homes and their roofs

Historic houses such as Polesden Lacey, about 3.9 miles north-east, show how far back building in the area around Abinger goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live near a park such as Wotton and Abinger Commons, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take an older house close to Church of St James: its chimney, valleys and lead work are likely to be the parts that need attention first.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Look for debris in the garden after high winds
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

Leave it or get it looked at?

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older and listed buildings around Abinger may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

When to book a survey in Abinger

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

A survey can pick up problems such as:

  • Condensation or damp timbers in the loft
  • Loose chimney pots
  • Cracked mortar along the ridge
  • Lifted, split or missing lead flashings

If you own a rental within reach of Gomshall station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking anyone

  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report

What a roof survey includes

Abinger: your questions answered

Does a conservation area affect roof work in Abinger?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Gomshall station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is Abinger in your area?

Yes. We carry out roof surveys in Abinger, and the service is the same as everywhere else we work.
