Gutter surveys for homes and businesses in Albury
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about blocked outlets and hoppers and cracked or loose downpipes, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Albury, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When to book a survey in Albury
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.
A survey can pick up problems such as:
- Overflowing valley or parapet gutters
- Leaking or loose downpipes
- Soffits marked by water
- Blocked outlets and hoppers
Take an older house close to Church of St Peter and St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Albury
Can a landlord with a rental near Chilworth station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you come out to Albury?
We do. A small place gets exactly the same survey as a big one.
Is there a good time of year to book a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Is a CCTV drain survey included?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Will you check if gutters are causing damp inside?
Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.
Albury homes and their roofs
Historic houses such as Chilworth Manor, about 1.5 miles west, show how far back building in the area around Albury goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Chilworth station may find that the gap between tenancies is a good time to have the roof looked at.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Albury often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
