Roof survey in Albury: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at torn or sagging underlay and slates or tiles that have slipped or broken, on the roof space, natural slate and lead flashings.

Some older homes in villages like Albury are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Albury, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older cottages and farmhouses around Albury can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Find records of any re-roofing or repairs
  • Clear the loft hatch area before we arrive
  • Check the roof from the ground after storms
  • Do not climb onto the roof yourself

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What we look at

  • Flat roofs
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space

Questions from Albury

Is my home in Albury listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Chilworth station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Albury homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Chilworth Manor about 1.5 miles west, Albury sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Chilworth station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common roof problems in Albury

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

We are often asked to look at:

  • Standing water on a flat roof
  • Torn or sagging underlay
  • Flashings that have come away from the wall
  • Gutters that overflow in heavy rain

The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
