Flat roof survey in Albury: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. If you are worried about failed seals around rooflight kerbs and loose or cracked edge trims, we can find out what’s behind it, on felt flat roofs, mastic asphalt and GRP fibreglass alike.
Flat roofs on exposed homes in small places like Albury take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
Where we cannot see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Different roofs, different checks
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
For landlords and managing agents
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Landlords and agents in Albury book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, useful for planning maintenance.
What happens on the day
After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like Albury needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Keep pets in another room
- If you’re buying, let the agent know when we’re coming

Advice
What this survey can’t tell you
It helps to know what a survey won’t do before you book:
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
- Hidden layers beneath the covering
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What a survey covers and does not.
What we look at
- GRP fibreglass
- Mastic asphalt
- Upstands and outlets
- Single-ply membranes
- Felt flat roofs
- EPDM rubber
Signs you need a flat roof survey in Albury
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
We are frequently asked to look at:
- Blistering in felt or asphalt
- Dips that suggest the deck is deflecting
- Water getting in at rooflights
- Blocked or damaged outlets
Take an older house close to Church of St Peter and St Paul: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before booking any roof surveyor
- When you will get the report
- What happens after the report arrives
- Whether the loft is part of the inspection
- Which parts of the roof they’ll actually see
Albury: your questions answered
Is Albury in the area you cover?
Yes, Albury is one of the places we work. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Albury?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What happens after the survey?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
How long is the visit?
It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You will then get the report by email, on the timescale of your package.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
What’s the best way to book?
To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
What happens if roof problems are left?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Older cottages and farmhouses around Albury can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Flat roof surveys around Albury
With Chilworth Manor about 1.5 miles west, Albury sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
