New roof snagging for Ripley homes and businesses

Leave it or get it looked at?

Photographs from ground level rarely show the detail. We get as close a view as safe access allows, including by drone where it’s applicable. In a place like Ripley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

New roof snagging in Ripley: what you get

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. Common reasons to book are offcuts and broken tiles left behind and cracked or slipped new tiles or slates, across loft conversions and dormers, replacement roofs and new flat roofs.

Somewhere as small as Ripley, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we can’t see part of the new roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Ripley, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller

What we look for on each type of roof

Ridges, hips and verges

Verge details can be rushed, so we look at them carefully.

Valleys

Valleys carry a lot of water, so the detailing matters. We look at the valley lining and the cut tiles or slates beside it.

When to book a survey in Ripley

A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from the ground before you pay.

People typically book a survey after spotting something like this:

  • Offcuts and broken tiles left behind
  • Cracked lower roofs or marked walls after the work
  • Verge tiles or slates not secured
  • Gaps at new flashings

If you live in an older home near Church of St Mary Magdalen, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Are they insured for the work?
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Whether the loft space is looked at, where there is one

New roof snagging around Ripley

The wider area around Ripley has a long history of building, with Byfleet Manor about 2.6 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Clandon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Ripley questions

Does a conservation area affect roof work in Ripley?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Ripley within the area you cover?

Yes, Ripley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for marks or cracks left by the work
  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof
  • Arrange the inspection before settling the final bill

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

What affects the price in Ripley

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • How big the roof is

For a price for your roof in Ripley, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The kind of building and roof involved

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.
