Pre-purchase roof survey in Effingham: what you get
We survey roofs for buyers in Effingham and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or email us. We’re often asked to look into lead that has worked loose at a wall or chimney and gutters that overflow or drip at the joints, on lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers.
Some older homes in villages like Effingham are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about pre-purchase roof surveys in Effingham
Do you cover smaller places like Effingham?
Yes, Effingham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in Effingham is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
Will you need to get into the loft?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.
Why act early in Effingham
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. A roof survey is carried out for the buyer. In a small place like Effingham, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we cannot see
It is useful to know what a survey will not do before you book:
- Whether timbers meet design loads
- Whether the price should change, which is between you and the seller
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
Roofs we survey in Effingham
- Gutters and downpipes
- Lead flashings and valleys
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we are there. Cottages and farmhouses around Effingham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We check the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- Jot down any questions you want answered
- For a flat or shared roof, check access with the building owner or managing agent
- Have keys ready for side gates, garages or roof access doors

What a pre-purchase roof survey looks like in Effingham
About 1.4 miles south-east lies Polesden Lacey, a reminder of how long the area around Effingham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Bookham station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Church of St Lawrence are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Practical tips
Over many surveys, some simple habits stand out:
- Ask for any paperwork for recent roof work
- Ask who repairs the roof under the lease
- Watch for stains or fresh paint on ceilings below the roof
- Ask the agent to check the loft hatch can be opened
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
