Drone roof surveys for Effingham homes and businesses

What happens if roof problems are left?

With drone photos, everyone can see the same thing. They show the location and extent of each defect, which helps when you ask for quotes. Where a roof is exposed, as many are in small places like Effingham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

Drone roof surveys for homes and businesses in Effingham

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it’s safe, since that is where leaks and condensation often show first. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’re worried about loose ridge and hip tiles and hidden gutters full of leaves, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Effingham may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • Building height and the viewpoints available

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • What kind of property and roof it is

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

What we can’t see

In fairness, a roof survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Neighbouring roofs the owner hasn’t asked us to survey
  • The underside of the roof (that needs an inside check)

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Large and complex roofs
  • Chimney stacks
  • Tall and steep roofs
  • Fragile roofs

Flying and imaging in Effingham

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are frequently hard to see from the ground, which is where close-up aerial shots and thermal images help.

If your home is one of the older ones in the streets near Church of St Lawrence, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. Polesden Lacey lies about 1.4 miles south-east, so building around Effingham goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you look after a building such as St Lawrence Primary School, big roofs are where aerial photos and thermal images show the most at once.

Effingham is about 4 miles south-west of Leatherhead, in Surrey. Surveys in Effingham work the same way as everywhere we cover: a careful look at whatever is safely visible, photographs and a clear written report. Effingham is one of the towns and villages in Surrey where we work for drone roof surveys. There is also a page for Guildford.

We work across the KT24 postcode area for drone roof surveys and the streets around it. We cover properties on The Street, Crossways and Church Street. We also cover the places around Effingham: East Horsley (1 mile west), West Horsley (2 miles west), Ockham (3 miles north-west), East Clandon (4 miles west) and Abinger Hammer (4 miles south). Within a short drive, we also cover Guildford (8 miles west), Woking (8 miles north-west), Camberley (15 miles west), Epsom (7 miles north-east), Horley (12 miles south-east) and Redhill (10 miles east).

Effingham questions

Can you fly a drone over a roof in Effingham?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

Is my home in Effingham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. We will confirm the timing when booking.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Effingham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it is safe.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Make sure we can get to the back of the property
