FAQs for Ockham
How do I find out if my home in Ockham is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Are there drone restrictions around Ockham?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Drone roof survey in Ockham: what you get
They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They also suit fragile roofs that nobody should walk on, like old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. We check the airspace for your address before the visit. We’ll tell you if another approach would work better. If you’ve noticed ridge pieces that have lifted and storm damage on steep or tall roofs, we can find out what’s behind it.
In a small place like Ockham, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Tell us about any leaks or concerns
- Tell next door if the drone will be near their property
- Allow time for permission if you’re in a flight restriction zone
- Keep dogs indoors during the visit
The Premium Survey includes an in-person consultation to go through what the drone showed. It’s a chance to ask about anything in the report.
Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.
What we look for on each type of roof
Valleys and parapet gutters
Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.
Chimney stacks
From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Common roof problems in Ockham
Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.
People typically book a survey when they’ve noticed one of these:
- Standing water on a flat roof
- Slates or tiles shifted by high winds
- Worn lead at chimneys and walls
- Chimney tops in poor condition
Take a building like Ripley Court School: big roofs are where aerial photos and thermal images show the most at once.
Questions to ask before booking
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
- Whether the loft is part of the inspection
- What insurance they carry
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for a house, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. Older rural homes like those around Ockham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We confirm whether a drone suits your roof.
- We agree a date, including weekends, subject to the weather.
- The roof is photographed from the air, with the camera kept on your property.
- Where there’s safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Preparing for the visit
- Check the loft hatch can be reached
- Show us where any leaks or stains appear
- For flats, check roof access has been agreed
