Our roof survey service in RH4
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are ponding, splits or blisters on flat roofs and blocked, sagging or leaking gutters, on ridges, hips and valleys, clay and concrete tiles and chimney stacks.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most houses, though large, tall or awkward roofs take more time.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
What you’ll pay
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Homes and roofs across RH4
RH4 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in RH4.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and RH4 is well within that. Visits run on weekdays and at weekends.
Dorking: If you look after a building like St Paul's CofE (Aided) Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Deepdene Terrace, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Let us know about any leaks or stains you’ve seen
- Keep the report with your property records
- Make sure we can open the loft hatch
- Photograph stains when they appear
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
What a survey costs
A few things affect what a survey costs:
- House, block, shop or office
- Roof area
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
There’s no need for technical words. It’s enough to tell us:
- Pictures from the garden or a window, if you have them
- When you need the report by
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
What we are asked to look at in RH4
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Things that often lead to a survey include:
- Standing water on a flat roof
- Loose chimney pots
- Loose ridge or hip tiles
- Flashings that have come away from the wall
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Landlords, agents and building managers in RH4 and across Surrey can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.
Honest limits
Before you book, it is worth knowing what a survey will not do:
- Structural calculations (that’s a structural engineer’s job)
- The condition of the rest of the building (that is a RICS home survey)
- An exact number of years the roof has left
RH4 questions
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What’s the best way to book?
To arrange a survey, call 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
