About our flat roof survey in Send
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, EPDM rubber and upstands and outlets, and people most often book us about failed seals around rooflight kerbs and cracked or split membrane.
In smaller places like Send, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later.

How it works
The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Homes around Send frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Make a note of anything you’d like us to look at
- For flats, make sure roof access has been agreed
- If you are buying, check with the agent that we can get in

Local flat roofs in Send
Clandon Park, about 2.9 miles south, is one of the historic houses in the wider area around Send. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Shop and office owners around The Peacocks may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Clandon station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Leave it or get it looked at?
Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Homes in smaller places like Send can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.
What affects the price in Send
Prices vary from roof to roof, and it comes down to:
- Whether it’s a home or a commercial building
- How big the roof is
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Booking your survey
Getting the details right at the start saves time. It helps to include:
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Signs you need a flat roof survey in Send
A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Typical things we are asked to look at include:
- Signs of deflection in the roof deck
- Blocked or damaged outlets
- Ponding water that does not drain away
- Cracked or split membrane
Anyone responsible for a site like Send CofE Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Questions to ask before you book
- How long they’ve been surveying roofs
- Which viewpoints they use to see the roof

- Do they have a CAA Flyer ID and Operator ID for drone work?
Send: your questions answered
Is Send within the area you cover?
Yes. Send is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Send?
Yes, Send is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Is a flat roof survey the same as a building survey?
No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
