Electronic leak detection in Send
Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly and locates the breach. We test and report and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. We then send you the results in a written report. If you’re worried about damp inside with no sign on the roof and new roofs to check before paving or planting, a survey will tell you what’s going on, whatever the roof.
Flat roofs in smaller places like Send can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.
We keep jargon out of it: if work is needed, the report says so clearly.

Common questions in Send
Does a conservation area affect roof work in Send?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Send?
Yes, Send is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
What does electronic leak detection do?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How much does electronic leak detection cost?
Each roof is quoted on its size and build-up. Tell us about the roof and where it leaks, and call 07833 053749 or email us for a quote.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will you repair the leak?
No, our part is finding the breaches. Your roofer uses the report to target the repair.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What affects the price in Send
To price your survey, we look at:
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- Whether it is a home or a commercial building
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for the job before booking.
Helping us price your survey
What helps most when you contact us:
- When you need the report by
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
- How the loft is reached, if there is one
You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.
Roof by roof
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Testing may still be possible but it depends on the layers.
EPDM rubber roofs
Whether an EPDM roof can be tested depends on the membrane and build-up. We check this first.
Why get it checked now?
Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. With lower homes, common in places like Send, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. For a survey in Send, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Flat and commercial roofs around Send
Clandon Park, about 2.9 miles south, is one of the historic houses in the wider area around Send. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to St William of York: the joins between later flat roofs and the old walls are where problems usually start. If you let a flat or house near Clandon station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near The Peacocks, the flat roofs over shops and commercial units are worth checking before a leak, not after.
Send is about 3 miles south-east of Woking, in Surrey. In Send, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, from the larger towns to small villages.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Some conductive membranes
- Water entering through details rather than the membrane
- The extent of water in the insulation
