Electronic leak detection in Burntcommon

Our ELD testing covers flat roofs in Burntcommon and the rest of London and South East England. A visit usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. The results come in a written report with photos. If you’ve noticed breaches around outlets and penetrations and leaks showing away from the breach, we can find out what’s behind it, on single-ply roofs, flat roof membranes and roof terraces and balconies alike.

In a small place like Burntcommon, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. If you have questions on the day, just ask. Older rural homes like those around Burntcommon can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Burntcommon: your questions answered

Does a conservation area affect roof work in Burntcommon?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Burntcommon?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can every flat roof be tested?

ELD doesn’t suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we will say so at the start.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. We will explain why when we quote.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

What electronic leak detection doesn’t cover

It’s useful to know what a survey will not do before booking:

  • Moisture spread under the membrane
  • Water entering through details rather than the membrane
  • Carrying out the repair work

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

Electronic leak detection in Burntcommon: local notes

Clandon Park, about 2.4 miles south, is one of the historic houses in the wider area around Burntcommon. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Landlords with a home close to Clandon station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to St William of York: flat-roofed rear additions and dormers added over the years are worth checking.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Keep outlets clear of debris
  • Share any drawings of the roof
  • Keep a note of leaks after rain
  • Limit access to the roof

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.

What affects the price in Burntcommon

All our prices include VAT. What changes the price is:

  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • Dates you’re working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

What we are asked to look at in Burntcommon

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

A survey makes sense if you’ve noticed:

  • A flat roof leak that can’t be traced
  • Damp inside with no sign on the roof
  • Waterproofing to test before it’s covered
  • Damage from equipment installers

Take a building like Send CofE Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • What they won’t be able to tell you
  • Their drone registration, if they fly one
