Burntcommon Gutter Survey
Know where you stand with the gutter before you spend money on it. Gutter surveys in Burntcommon.
- Fascia boards damaged by overflowing water
- Gutters packed with leaves or moss
- Blocked outlets and hoppers
About our gutter survey in Burntcommon
Gutters are usually fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. If you are worried about water spilling over the gutter edge and valley or box gutters that overflow inside, a survey will tell you what’s going on, on outlets and hoppers, downpipes and eaves gutters alike.
Older buildings in small places like Burntcommon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey usually takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. In a small place like Burntcommon, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- Leave a clear route to the loft

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Check that downpipes are firmly fixed to the wall
- Look for green streaks or damp patches on walls
- Do not leave hidden gutters out of a clear-out
- Watch ceilings under valley gutters for fresh marks
For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. Older cottages and farmhouses around Burntcommon can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Common questions in Burntcommon
Do you survey roofs for landlords with property near Clandon station?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.
Will you come out to Burntcommon?
We do. A small place gets exactly the same survey as a big one.
How do I arrange a gutter survey in Burntcommon?
To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Gutter surveys in Burntcommon: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Clandon Park about 2.4 miles south, Burntcommon sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you live in an older home near St William of York, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Clandon station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Send CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we cannot see
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.
