Gutter survey in Mayford

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. Common reasons to book are gutters overflowing in heavy rain and hoppers and outlets full of debris, across valley gutters, eaves gutters and parapet and box gutters.

In a village or hamlet like Mayford, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Why act early in Mayford

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. For older village homes like those around Mayford, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What a gutter survey does not cover

To be straight with you, a roof survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Mayford can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear

Advice

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Surveys for landlords and agents in Mayford

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Questions from Mayford

Will you come out to Mayford?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

I let a flat near Worplesdon station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

How do I book a survey in Mayford?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Local roofs in Mayford

Clandon Park, about 4 miles south-east, is one of the historic houses in the wider area around Mayford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Shop and office owners around The Peacocks may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Homes near green spaces such as Mayford Meadows can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. The streets around a church like St Mark's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
