Landlord roof survey in Burntcommon
The lease typically decides who is responsible for the roof and who pays. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’ve noticed ponding or splits on flat roofs and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

How we price landlord roof surveys
Prices vary from roof to roof, for these reasons:
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What to let us know when you get in touch
Getting the details right at the start saves time. Please include:
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
- Where any leaks, stains or damp patches show inside
- The reason for the survey, such as buying, a leak or storm damage
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.
What we do, step by step
The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. In a hamlet or village like Burntcommon, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- Make sure the loft hatch can be reached
- Keep pets inside or away from the areas we are looking at
- Show us where any leaks or stains appear
How to book

What we cannot see
To be straight with you, there are limits to any roof survey:
- Responsibility under a lease
- The structure in the way a structural engineer would assess it
- Asbestos testing of roof sheets or soffits

When to book a survey in Burntcommon
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
These are some of the problems a survey can pick up:
- Gutters overflowing onto walls
- Ponding or splits on flat roofs
- Ceiling stains reported by tenants
- Failed flashings at walls and chimneys
Shop and office owners around The Peacocks may find that a dated report on the roof is useful for planning and for any lease discussions.
Before booking anyone
- What the report includes, and whether it has photographs
- Whether the price includes VAT
- Will they check the loft as well as the outside?
- Are they insured for the work?

Burntcommon: your questions answered
Do you cover smaller places like Burntcommon?
Yes, Burntcommon is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Does a conservation area affect roof work in Burntcommon?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Can your report let us know who pays for the roof work?
No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
How long will you be on site?
For a single house, expect about 1–2 hours on site and larger buildings take longer.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.
What we look for on each type of roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Shared chimney stacks
Chimneys often let water in at the flashings. We note what we can see.
