Independent drone roof surveys in Burntcommon

Drone roof survey in Burntcommon

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or is not safe. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. We survey flat roofs on upper floors, large and complex roofs and tall and steep roofs, and people most often book us about cracked mortar along the ridge and gaps where slates or tiles have gone.

In a small place like Burntcommon, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Questions from Burntcommon

Is Burntcommon within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Burntcommon listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you photograph what you find?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What we’re asked to look at in Burntcommon

Large roofs take a long time to see on foot. The drone covers the surface area by area. You see the whole roof, not just the parts near an access point.

Look out for signs like these:

  • Flashings that have come away
  • Gaps where slates or tiles have gone
  • Blocked valleys and parapet gutters
  • Eroded pointing on a chimney stack

Take an older house close to St William of York: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • How long the report takes to arrive
  • Whether the price includes VAT

What a roof survey includes

What a drone roof survey does not cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Close-up photos of next door’s property
  • Structural calculations (that is a structural engineer’s job)
  • Photos in conditions too poor to fly

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Burntcommon can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property

How to book

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Keep pets indoors during the flight
  • Allow time for permission if you are in a flight restriction zone
  • Check there’s room outside for the drone to take off
  • Share the postcode so we can check for restrictions

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem, so their quotes cover the same ground.

Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

Why it is worth a survey now in Burntcommon

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It’s useful for planning maintenance over the years. In a small place like Burntcommon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the report isn’t charged as an extra. Drone roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Airspace, weather and Burntcommon roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Clandon Park lies about 2.4 miles south, so building around Burntcommon goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself. Shop and office owners around The Peacocks may find that thermal images can show trapped moisture across a wide commercial roof.
