What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • The size of the roof
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Drone roof survey in Sutton Green: what you get

Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it is not safe. We survey tall and steep roofs, flat roofs on upper floors and chimney stacks, and people most often book us about blocked valleys and parapet gutters and wind damage high on the roof.

Older buildings in small places like Sutton Green may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What a drone roof survey looks like in Sutton Green

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Anyone responsible for a site like Hoe Valley School will know that big roofs are where aerial photos and thermal images show the most at once. Shop and office owners around The Peacocks may find that big, flat commercial roofs are where close-up aerial shots and thermal images help most. If your home is one of the older ones in the streets near All Souls' Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions from Sutton Green

Is Sutton Green within the area you cover?

Yes, Sutton Green is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is drone flying allowed in Sutton Green?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

How long does the survey take?

It normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report follows by email.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Sutton Green can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

How to prepare

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Allow for a change of day in poor weather
  • Let us know what you want to see
  • Give us the full address so we can check the airspace
  • A word with neighbours beforehand helps

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year.

Keep gutters, valleys and outlets clear, particularly in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A flight where airspace permission is refused
  • Anything inside the loft or under the coverings
  • A flight on a day when the weather isn’t safe

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
