How a gutter survey works in West Clandon

We survey gutters and rainwater systems in West Clandon and right across London and the South East. On the day, we inspect whatever is safely visible from the ground, windows, the loft space and the roof where it’s safe. Time on site usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. The written report follows, with photos and recommendations. If you’ve noticed water backing up from a hidden gutter and gutters overflowing in heavy rain, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like West Clandon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Surveys for landlords and agents in West Clandon

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Check that downpipes are firmly fixed to the wall
  • Look for new stains on ceilings below valleys after rain
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Common questions in West Clandon

Do you cover smaller places like West Clandon?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in West Clandon listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just ring 07833 053749 or email us for a price.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of gutters that cannot be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near West Clandon can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at

Gutter surveys around West Clandon

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Clandon Park, about 1.2 miles south, is one of the historic houses in the wider area around West Clandon. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Clandon station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Clandon CofE Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why it’s worth a survey now in West Clandon

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For an older or listed building in a place like West Clandon, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
