About our chimney survey in West Clandon
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. Typical surveys look at mortar washing out of the joints and cracked or missing flaunching, across chimney pots and cowls, lead flashings and flaunching.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

West Clandon homes and their roofs
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1.2 miles south lies Clandon Park, a reminder of how long the area around West Clandon has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Clandon station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Clandon CofE Aided Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Common questions in West Clandon
Will you come out to West Clandon?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in West Clandon is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you test for asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we will explain what’s needed.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. The main factors are:
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
- Building height and the viewpoints available
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

Tips from our surveys
There is plenty you can do without going near the roof. What helps most:
- Photograph damp patches with the date
- Remove aerials or dishes from the stack if they’re no longer needed
- File photos of the stacks with your home records
- Ask about consent before removing a chimney on an older property
The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

Common roof problems in West Clandon
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
People normally book a survey when they’ve noticed something like this:
- Loose, cracked or missing pots
- Eroded joints in the brickwork
- Gaps in the mortar around the pots
- Lifted or split lead flashings
For an older house near a landmark like Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Which viewpoints they use to see the roof
- How long the report takes to arrive
- What the survey won’t cover
- What follow-up you get after the report
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as West Clandon, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Point out any leaks or damp patches
- If it isn’t your property yet, arrange access through the agent
- For flats, check roof access has been agreed
