Chimney surveys for homes and businesses in Send Marsh
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, shared and party-wall stacks and chimney breasts, and the problems we’re asked to look at most are cracked or missing flaunching and redundant stacks capped without ventilation.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden sides of a shared stack
- Whether a gas appliance or its flue is safe
- Hidden damage within the stack

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a hamlet or village like Send Marsh, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before we arrive
- Tell us about parking before the day
- Buyers: confirm access with the estate agent or seller
- Find any records of previous roof work
Book a survey
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Common roof problems in Send Marsh
Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.
People usually book a survey after spotting one of these:
- Lifted or split lead flashings
- Bricks with flaking faces
- Loose, cracked or missing pots
- Eroded joints in the brickwork
Trees in and around White Rose Lane shed leaves that can end up in nearby gutters.
Choosing a roof surveyor
- How soon the report will arrive
- Whether any drone flown is registered with the CAA
- Whether the loft is part of the inspection
- What exactly goes into their report
Chimney surveys in Send Marsh: local notes
Historic houses like Clandon Park, about 2.7 miles south, show how far back building in the area around Send Marsh goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Clandon station may find that a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as St William of York, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Ask about consent before removing a chimney on an older property
- Have the flue swept and checked if you use the fire
- Check unused flues are capped with ventilation
- Glance at the stacks from the street now and then
The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
