Roof surveys across GU1: what to expect

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, chimney stacks and flat roofs, and people most frequently book us about cracked mortar along the ridge and gutters that overflow in heavy rain.

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across GU1

GU1 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in GU1.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in GU1 are part of that picture.

Guildford: Take an older house close to Church of St John the Evangelist: its chimney, valleys and lead work are likely to be the parts that need attention first. With Guildford Castle about 0.9 miles south, the area around Guildford has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Rented homes, blocks and businesses

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

What a survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The shape of the roof and its details
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

GU1: your questions answered

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How long will you be at the property?

On site, it normally takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the exact price before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or drop us an email.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
