Questions from Send
Do you cover Send?
Yes. We survey roofs across London and South East England, and Send is part of that. You can call 07833 053749 or use the contact form with the address and a few details.
Will you come out to Send?
Yes, Send is on our map. A small place gets exactly the same survey as a big one.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you inspect the roof from on top?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
Do you test for asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Pre-purchase roof survey in Send: what you get
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both. We survey gutters and downpipes, clay and concrete tiles and the roof space, and the problems we are asked to look at most are old water stains in the roof space and gutters that overflow or drip at the joints.
In a smaller place like Send, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Local roofs and buyers in Send
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses like Clandon Park, about 2.9 miles south, show how far back building in the area around Send goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Clandon station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Send is about 3 miles south-east of Woking, in Surrey. If you’re in Send, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Surrey, large and small.

Send’s nearest station is Clandon station, roughly 2.2 miles south-east. Open spaces near Send include Boldermere Lake and Papercourt Marshes.
What we are asked to look at in Send
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.
We’re frequently asked to look at:
- Loose pots and cracked flaunching
- Gutters choked with leaves and moss
- Damp timbers or stains in the loft
- Worn or lifted lead flashings
Take an older house close to St William of York: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Questions to ask before you book
- What happens after the report arrives
- What insurance they carry
- Whether VAT is added on top
- Which limits apply to the survey
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Practical tips
Over many surveys, some simple habits stand out:
- Watch for stains or fresh paint on ceilings below the roof
- Find out whether the roof has been replaced or patched
- Give your solicitor a copy of the report
- Ask who repairs the roof under the lease
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
What a pre-purchase roof survey does not cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Natural slate
- The roof space
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Chimney stacks
- Gutters and downpipes
- Lead flashings and valleys
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a survey in Send, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the building owner or managing agent
Arrange a survey
If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
Related advice
How the survey changes by roof type
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
