Bellfields Gutter Survey
Independent gutter surveys in Bellfields. We’ve completed more than 5,000 surveys across London and South East England.
- Gutters overflowing in heavy rain
- Leaks at the gutter joints
- Overflowing valley or parapet gutters
Why act early in Bellfields
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. Arranging work in a smaller place like Bellfields is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
Why us?

- An independent view of the roof

About our gutter survey in Bellfields
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’re worried about valley or box gutters that overflow inside and choked outlets or hopper heads, we can find out what’s behind it.
In a smaller place like Bellfields, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we look for on each type of roof
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
What affects the price in Bellfields
Prices always include VAT. The things that change the price are:
- Which survey package you book
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Roof area
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Gutter surveys in Bellfields: local notes
Historic houses such as Guildford Castle, about 1.5 miles south, show how far back building in the area around Bellfields goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Homes near green spaces such as Riverside Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For landlords with property near London Road (Guildford) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to St Peter's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Bellfields
Is Bellfields within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Bellfields listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
When is the best time for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show.

Advice
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Get the gutters cleaned out every year
- Look for downpipes coming loose
- Watch for green marks down the brickwork
- Get trees that overhang the gutters trimmed
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
