About our gutter survey in Sheet's Heath

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We’re often asked to look into choked outlets or hopper heads and joints that drip after rain, on valley gutters, downpipes and parapet and box gutters.

Older buildings in small places like Sheet's Heath may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Sheet's Heath, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Roofs, chimneys and gutters in Sheet's Heath

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a shop, office or commercial unit, for example near The Peacocks, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Homes near green spaces such as Brookwood Lye can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Brookwood Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What a survey costs

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you get in touch

These details help when you contact us:

  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • What made you get in touch

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or send us an email.

Honest limits

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

How the survey changes by roof type

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Get the gutters cleaned out every year
  • Do not leave hidden gutters out of a clear-out
  • Look for green streaks or damp patches on walls
  • Check the loft with care after heavy rain

You receive a written report with photographs and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Sheet's Heath: your questions answered

Will you come out to Sheet's Heath?

Yes. Sheet's Heath is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Sheet's Heath is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or email us.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
