Independent new roof snagging in Lightwater

Leave it or get it looked at?

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. In a smaller place like Lightwater, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

New roof snagging for homes and businesses in Lightwater

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can be seen safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey new flat roofs, flashings and valleys and new-build homes, and the problems we are asked to look at most are gutters blocked by building debris and cracked mortar at the ridge or hips.

In a smaller place like Lightwater, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How we price new roof snagging

We confirm the price for your survey before you book. These are the things that affect it:

  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Different roofs, different checks

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it is visible.

Clay and concrete tiles

Tiles that do not sit flat can let rain in. Any that look wrong go in the report.

Buying a home or a new roof in Lightwater

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Bagshot station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Common questions in Lightwater

Do you cover smaller places like Lightwater?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Lightwater listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just ring 07833 053749 or email us for a price.

How long does new roof snagging take?

It usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time. We will give you an idea when booking.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two for a house, and longer for a large or complex roof. In a smaller place like Lightwater, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

Advice

What this survey can’t tell you

Before you book, it’s worth knowing what a survey will not do:

  • Settling a dispute with your roofer or builder
  • Parts of the roof we can’t see safely
  • Pricing the remedial work

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

What we are asked to look at in Lightwater

Many people book because something doesn’t look right. Others want an independent check as a matter of course before signing off the job.

Things that often lead to a survey include:

  • Tiles or slates sitting out of line
  • Loose or badly finished ridge tiles
  • Gaps at new flashings
  • Gutters or fascias damaged during the job

If your home is one of the older ones in the streets near All Saints, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking any roof surveyor

  • When you’ll get the report
  • Will the report include photos?
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
