Your questions about landlord roof surveys in Lightwater

Can a landlord with a rental near Bagshot station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Lightwater?

We do. Villages and rural addresses get the same survey as a town house.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll suggest the right survey. Surveys run on any day of the week.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we will explain what’s needed.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Landlord roof surveys for homes and businesses in Lightwater

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you are worried about blocked gutters over flats and worn ridges, hips and verges, we can find out what’s behind it.

Houses in smaller places like Lightwater can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we look for on each type of roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Roofs, chimneys and gutters in Lightwater

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For an older house near a landmark such as All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings like Hammond School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Prices for landlord roof surveys in Lightwater

All our prices include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you contact us

You don’t need to know any roofing terms. Just let us know:

  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Do you need a landlord roof survey in Lightwater?

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

These are some of the problems a survey can pick up:

  • Missing or loose roof coverings
  • Gutters overflowing onto walls
  • Damaged pots and flaunching
  • Leaks into upper flats

Trees in and around Brentmoor Heath shed leaves that can end up in nearby gutters.

What to check before booking

  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof
  • What the survey will not cover

What a good roof survey covers

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a single let house, with blocks of flats taking longer. Some parts of a survey depend on the weather, so a visit to Lightwater is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

How to prepare

  • Show us where any leaks or stains appear
  • Leave a clear route to the loft
  • Check we can get to the back of the property
